Buying Your Next Eugene Home

There is a very suburban, and in some parts rural, feel in Santa Clara that makes it a great place to live and be part of the community. Santa Clara is at the North end of River Road. The area is outlined by Beacon Drive to the north, the NW Expressway to the west, the Willamette River to the east, and Beltline Road to the south.

As I write this message in March of 2024 the median home sales price for the last six months in Santa Clara is $434,500. There is a good mix of older subdivisions established in the ’60s and ’70s clear up to new construction still being built. There are even a number of old farmhouses on the outskirts that add to this area’s charm.

River Road is the main street in Santa Clara and is home to several local businesses, including restaurants, gas stations, banks, credit unions, and medical offices. Larger grocery options include Albertsons in Santa Clara Square and Fred Meyer on Division Avenue. For more local options, you can visit some of the farm stands off of Beacon Drive or the local farms on River Loop 2 or just a few minutes north on River Road.

There are a number of beautiful parks in the area along with a couple of different boat ramps for easy access to the Willamette River.

There are a couple of things that you need to be aware of when you are looking for a home in Santa Clara. First, not all homes have been annexed into the city of Eugene. Depending on the year that the home was built, there is a chance that it will be a part of the county and not an official part of the city of Eugene. What does that mean to you? There is a difference in the amount of property taxes you as the owner would pay and a difference in amenities that you have access to. County property taxes tend to be lower than city property taxes which can make a big difference in a house payment.

The second thing to be mindful of in Santa Clara is that there are actually three different school districts that the area maps to. The majority of kids in Santa Clara are in the 4J school district. Both Awbrey Park and Spring Creek elementary schools flow into Madison Middle School and North Eugene High. But if you live in the westernmost part of Santa Clara then your kids may attend Irving Elementary and flow into Shasta Middle School and Willamette High in the Bethel School District. Children who live in the northernmost neighborhoods in Santa Clara could map to Laurel Elementary School in the Junction City School District, therefore routing to Oaklea Middle School and Junction City High. The school district that your home is in, not only affects your kids but the future resale value of your home as well. Even if you don’t have children, it’s good to be aware of it.
