Is Eugene’s Real Estate Market Heating Up or Cooling Down?

Today, we’re breaking down the latest real estate trends, comparing January 2025 to December 2024 and January 2024, so you know exactly what’s happening.

How Many Homes Sold?

One of the first indicators of market activity is the number of homes sold. Here’s how January 2025 compares:

  • December 2024: 118 homes sold
  • January 2025: 92 homes sold (a typical post-holiday slowdown)
  • January 2024: 79 homes sold (a lower market activity last year)

While sales dipped compared to December, the year-over-year increase shows that the market is still stronger than last year.

What’s Happening with Home Prices?

The median sale price is one of the best ways to measure price trends, as it reflects the middle of the market rather than extremes. Here’s how it compares:

  • January 2024: $450,000
  • December 2024: $522,500
  • January 2025: $517,000

That’s a 15% increase year over year, meaning home values are significantly higher than last January. However, compared to last month, prices dipped slightly from $522,500 to $517,000—a typical trend after the holiday season.

Are Homes Taking Longer to Sell?

The median days on market (DOM) tells us how quickly homes are selling. Here’s what we’re seeing:

  • January 2024: 39 days
  • December 2024: 42 days
  • January 2025: 52 days

Homes are sitting on the market longer than last year, and even compared to December, there’s been an increase. This means buyers are taking more time to make decisions, and sellers may need to be more strategic with pricing and marketing.

Are Homes Selling Close to Asking Price?

One of the best ways to measure market strength is the sales price to list price ratio (SP/LP)—which shows how much sellers are getting compared to their asking price. Here’s how it compares:

  • January 2024: 96.77%
  • December 2024: 100% (sellers were getting full asking price on average!)
  • January 2025: 98.49%

While January saw a slight dip compared to December, sellers are still in a stronger position than last year, meaning the market remains competitive.

The Luxury Market is Booming

High-end home sales are also playing a role in market trends. The highest sales in each period were:

  • January 2024: $1.75 million
  • December 2024: $1.8 million
  • January 2025: $3.375 million

A massive luxury sale in January 2025 helped push up overall market values, showing that demand for high-end properties is strong.
