Spring Awakens the Market, But Signs Point to Shift

As we enter the spring real estate season, the Eugene market is heating up—but not in the way you might expect. While activity is increasing compared to winter, March’s data reveals some subtle shifts in pricing and buyer behavior compared to February 2025 and March 2024.

Please note: All data presented in this report reflects sales activity for single-family homes within the Eugene city limits only. This does not include condominiums, townhomes, or properties outside the Eugene metro area.

  • March 2025: 123
  • February 2025: 106
  • March 2024: 126

More homes sold this month compared to February—typical of the spring cycle. However, we’re still trailing slightly behind last year’s numbers.

💰 Median Sale Price

  • March 2025: $480,000
  • February 2025: $516,000
  • March 2024: $503,000

This is one of the most telling indicators this month. The median sale price dropped $36,000 from February and $23,000 year-over-year. This suggests a shift toward more affordable home sales and possibly greater price sensitivity among buyers.

📉 Average Sale Price

  • March 2025: $555,712
  • February 2025: $549,254
  • March 2024: $562,480

While average prices ticked up slightly from February, they remain down compared to last year. The discrepancy between the average and median suggests that a few higher-end sales may have pulled the average up, even as the middle of the market shifted downward.

Homes that are priced right are still moving quickly. The sharp drop in median DOM from February shows that serious buyers are out—and ready.
