Eugene, Oregon Housing Market Report: May 2025 Trends for Buyers and Sellers
If you’re trying to make sense of what’s happening in the Eugene housing market as we head into summer—you’re not alone. It’s one of the most common questions I get: “Is now still a good time to buy or sell?”
To help you answer that, I’ve pulled the latest median data for May 2025 and compared it to last month (April 2025) and last year (May 2024). We’re also taking into account what’s happening right now with active and pending homes on the market.
Here’s the big picture:
More homes sold in May than in April or even last May, which tells us that buyers are still active as we roll into the summer season. But prices have softened a bit. The median sale price in May was $505,000—down from $522,000 in April. That’s still slightly higher than May of last year, but it shows some modest cooling.
Homes are also taking longer to sell. The median days on market in May was 13 days, compared to just 9 days in April and 6 days last May. Even more telling: active listings are currently sitting for a median of 43 days, while pending listings (homes that have gone under contract) have a median of just 14 days on market. That suggests that well-prepared, well-priced homes are still moving quickly—while others are sitting and accumulating market time.
Buyers are gaining more leverage. Not only are homes taking longer to sell, but the median list price dropped from $534,900 in April to $509,900 in May. The median sale-to-list price ratio rebounded a bit—up to 99.04% from 97.59%—which tells us that well-priced homes are still commanding strong offers, but bidding wars are less common.
Another interesting shift? Space. The median square footage of homes sold in May was 1700 square feet—more than both April and last May. Buyers are getting more house for about the same money, which could be an appealing opportunity for folks looking to upsize.
So what does this mean for you?
If you’re a seller, you’ll want to pay close attention to pricing and presentation. The buyers are out there—but they’re choosier than they were a year ago. Homes that are staged well, priced competitively, and marketed effectively are still selling quickly. Others are sitting.
If you’re a buyer, this could be a great window of opportunity. There’s more inventory, less competition, and a little more room to negotiate than we saw last spring. Interest rates are still a factor, but if you’ve been waiting for a less hectic time to make a move, this might be your moment.
The Eugene market is active, but it’s no longer frenzied. That’s a good thing for everyone—it means smarter decisions, fewer regrets, and more room for thoughtful moves.
