Eugene Real Estate Market Update – July 2025

The Eugene housing market stayed active through July 2025, with steady sales and continued price growth compared to both last month and this time last year. Let’s take a closer look at what the numbers mean for buyers and sellers right now.

July 2025 at a Glance

  • Homes Sold: 167
  • Median Sold Price: $525,000
  • Average Days on Market: 36 (Median: 16)
  • Average Price per SqFt: $317

Month-over-Month (July vs. June 2025)

Sales held nearly steady (167 vs. 166), but prices inched upward. The median sold price rose from $513,000 in June to $525,000 in July, and price per square foot jumped from $300 to $317. Homes also took a little longer to sell, with the median days on market moving from 13 to 16 days.

This shows that even with slightly longer timelines, buyers are still willing to pay for well-priced homes, and sellers are seeing strong offers.

Year-over-Year (July 2025 vs. July 2024)

Compared to last summer, fewer homes sold this July (167 vs. 174), but prices are holding strong. The median sold price rose modestly from $521,000 to $525,000, while price per square foot saw a bigger leap from $301 to $317. Homes are taking longer to sell than a year ago (16 vs. 10 days), suggesting buyers have more breathing room to make decisions than they did last summer.

What’s Happening Right Now (Pending & Active Listings)

As of early August:

  • 390 homes are on the market with a median list price of $549,450 and a median 46 days on market.
  • 216 homes are under contract (pending), carrying a median list price of $541,950 and moving much faster, at just 20 median days on market.

This gap tells us two things:

  1. Well-priced homes are moving quickly. If buyers see value, they act within weeks.
  2. Overpriced homes linger. The longer days on market for active listings shows that today’s buyers are price-sensitive and won’t chase inflated prices.

What This Means for You

  • For Sellers: Demand is still strong, but buyers are choosy. Homes that are priced right and presented well are selling quickly and often at or near asking price. Overpricing, however, could mean sitting on the market while better-priced homes move.
  • For Buyers: You have more options than last summer, and slightly more time to make decisions, but competition hasn’t disappeared. If you’re looking for a well-maintained, fairly priced home, be prepared to move quickly when the right one comes along.
