Eugene Market Update: What to Expect This Fall

Fall is settling in—and so is a more balanced real estate market in Eugene. While we’re not seeing a dramatic shift, subtle changes in pricing, buyer behavior, and time on market are worth watching. Here’s a breakdown of how August 2025 performed compared to both August 2024 and last month (July 2025), plus what the current numbers are telling us about what’s ahead.

Pending Listings (182 Homes)

  • Median List Price: $525,000
  • Median Days on Market: 20
  • Avg Price per SqFt: $308
  • Median SqFt: 1,723

Homes under contract are those that are well-priced and move-in ready. With a median of just 20 days on market, buyers are still active—they’re just being more selective.

Active Listings (394 Homes)

  • Median List Price: $536,500
  • Median Days on Market: 53
  • Avg Price per SqFt: $312
  • Median SqFt: 1,901

On the other hand, active listings are sitting longer—many for more than 50 days. The disconnect between pricing and buyer expectations is becoming more obvious. Homes that aren’t aligned with current buyer demand are lingering.

What to Expect This Fall

The fall market tends to reward buyers who are decisive and sellers who are realistic. Here’s what the numbers suggest:

Buyers: You may not be facing bidding wars, but great homes are still moving fast. Come prepared with a strong offer.

Sellers: The days of overpricing and waiting for multiple offers are behind us—for now. Homes that shine and are priced right are still going pending in 2–3 weeks.

Move-up Buyers: This could be your window. You’re likely to get strong value for your current home, while also benefiting from more inventory and better terms on your next one.
