Should You Wait to Buy or Sell? Breaking Down the April 2025 Eugene Market

If you’ve been wondering whether now is the right time to make a move, you’re not alone. I’ve had more than a few conversations lately that start with: “Do you think I should wait?” Whether you’re a potential buyer or thinking about selling, the best decision really comes down to your unique situation—but it helps to understand what’s happening in the Eugene market right now.

I pulled the data for April 2025, and here’s what stood out:

The Market Is Picking Up Steam
In April, we saw 128 homes sell in Eugene, which is nearly identical to the number we saw in March. But here’s where it gets interesting: prices jumped significantly in just one month.

The median sale price in April was $526,000, up from $480,000 in March.

The average number of days on the market dropped to 44, down from 55.

Homes sold for 99.6% of asking price on average, meaning most sellers are getting very close to what they’re asking.

Buyers are out there, and they’re writing strong offers. This kind of activity is typical for spring, but it’s a reminder that if you’ve been on the fence about listing, the timing might be in your favor.

How Does This Compare to Last Year?
I also looked at April 2024, and while activity was a bit higher than (134 homes sold), prices have risen year-over-year:

Median price in April 2024: $488,250

Median price in April 2025: $526,000

That’s nearly an 8% increase in home values over the past year.

This tells us that despite higher interest rates and economic uncertainty, Eugene’s housing market has remained steady and even gained strength.

For Sellers: Should You List Now?
If your home is priced well and shows well, it will sell—and likely quickly. With low inventory and strong buyer demand, this spring could be a sweet spot before the summer slowdown or increased competition from other listings.

For Buyers: Is It Worth Waiting?
I totally get the hesitation, especially with mortgage rates still hovering in the 6–7% range. But here’s the thing: home prices are continuing to rise. Waiting might not give you the payoff you’re hoping for, unless rates come down significantly—and that’s far from guaranteed.

Plus, buyers right now are gaining more leverage with slightly more inventory and fewer bidding wars than we saw during the pandemic boom.

So…Should You Wait?
If you’re trying to time the market perfectly, I’ll let you in on a little secret: there’s no such thing. The best time to buy or sell is when the timing works for your life.

That said, this is a very healthy, active market in Eugene right now. If you’re ready to make a move, there are opportunities on both sides—especially if you’re working with someone who knows how to price, position, and negotiate strategically.
