Eugene Real Estate Market Update – June 2025
Wondering what’s happening in the Eugene housing market as we head into the heart of summer? Let’s break down the latest numbers and what they mean if you’re thinking about buying or selling this season.
In June 2025, we saw 166 homes sold in Eugene.
The median sold price was \$513,000, up slightly from May’s median of \$506,500 and also down compared to June 2024’s \$526,000.
The average sold price came in at \$583,873, which is up from May’s \$552,375 but down from last June’s \$603,947.
Homes spent a median of 13 days on the market. That’s up from just 8 days last June, but properties are still moving relatively quickly. The average days on market was 36.
Overall, homes are selling for about 99% of their list price, so buyers still need to come in strong with offers, especially for well-priced and well-prepped homes.
Compared to June 2024, the number of homes sold increased from 147 to 166, showing strong buyer activity despite slightly longer days on market and slight softening in median prices.
Looking at inventory, as of late June there were 380 active listings with a median list price of \$574,964 and a median of 46 days on market. Pending sales remain solid at 222 homes under contract, with a median list price of \$545,000.
So, what does this mean if you’re thinking about selling?
Preparation and pricing are everything right now. Buyers are active but cautious, looking for homes that show well and are priced competitively. Summer is prime time to sell. Families want to move before school starts, and out-of-area buyers often visit during this season.
If you’re looking to buy, more inventory gives you options. With homes sitting a bit longer, there may be room for negotiation, depending on the property. Of course, interest rates remain a factor, so it’s always smart to connect with your lender early to understand your buying power in today’s rate environment.
Overall, the Eugene market remains healthy and active, but we’re seeing signs of normalization with slightly longer days on market and more choices for buyers.
