October 2025 Eugene Real Estate Stats: Prices, Sales, and What They Mean for You

October brought a slight bump in activity across the Eugene housing market — a bit of a surprise given that fall typically signals a seasonal slowdown. While prices held fairly steady, we saw more homes change hands compared to both last month and this time last year.

By the numbers:

  • Homes sold: 158 (up from 141 in September and 138 last October)
  • Median sold price: $499,450 (up slightly from $495,000 in September but down a bit from $502,900 last year)
  • Median days on market: 22 (holding close to last month’s 21 and last year’s 23)
  • Median sold-to-list price: 98.9% (a small dip from 99.2% in September and 100.78% a year ago)

As of November 3rd, there are 349 active listings in Eugene with a median 61 days on market, and 169 homes pending with a median 36 days on market.

What This Means for Buyers

Buyers have a little more breathing room right now than they did at this time last year. The number of active listings is still modest but higher than we’ve seen in many past fall seasons, and sellers are starting to negotiate again — reflected in that slight dip in the average sold-to-list price.

If you’re a buyer who pressed pause earlier this year because the competition felt too tight, this could be your moment. Homes are sitting a bit longer, and while interest rates remain unpredictable, more inventory means more opportunity to find the right fit without rushing.

What This Means for Sellers

For sellers, the market still offers solid footing. Homes that are well-priced and well-presented continue to sell quickly, often within three weeks. But the days of bidding wars and selling for well above list price appear to be behind us, at least for now.

Today’s buyers are more selective and value-driven — they’re comparing options, negotiating repairs, and paying attention to price reductions. The good news? If you’ve owned your home for several years, you’re likely sitting on significant equity, and Eugene’s long-term appreciation trend remains strong.
