This five-year window is important. It captures one of the most volatile housing cycles in recent history. If a neighborhood demonstrated strong appreciation through that kind of market shift, that tells us something about long-term stability.

Here are the top five areas in Eugene that showed the strongest median price growth from 2021 to 2025.

5. River Road

Boundaries: North: Beltline, West: NW Expressway/Chambers, South: Chambers Connector, East: Willamette River

North Gilham continues to attract move-up buyers and professionals. The area offers a mix of newer construction and established homes, convenient access to schools, and proximity to the hospital and Beltline.

One additional factor here: inventory tightened during this five-year window.

When supply decreases and buyer demand remains steady, home values tend to strengthen. That’s basic market economics — and North Gilham reflects it.
